Santos Construction Ltd., a family-owned and operated builder, retained Associated Engineering to provide project management and multi-discipline consulting services for the commercial development in Sherwood Park, Alberta.
Services included site servicing, site grading, storm water management, coordination of architectural (Douglas Sollows Architect Inc.), civil and structural engineering, building mechanical engineering (Nowak Engineering Inc.), and electrical engineering (ReLumen Engineering Inc.)
The site design was challenging in that it required up to 2 m of reinforced gravity retaining walls to optimize the surface area of the property to accommodate the required parking and landscaping buffers.

The building structure consists of grade beam on screw-piled foundations, structural steel framing, and a composite concrete second floor with an insulated styrene-butadiene-styrene membrane roofing system. The facades consist of an exterior insulated finish system made up of acrylic stucco, pre-finished metal cladding, and brick. Providing approximately 15,000 ft2 on each level, the building is split into ten office condominiums on each of the two levels. The lower level condos are equipped with overhead doors, thus offering flexibility to accommodate a variety of tenants and their business needs.
The project team designed the building for maximum flexibility, to accommodate a range of occupants and their business needs, including commercial, professional services, and light (low hazard) industrial activities. The building layout facilitates aggregating adjoining condo units, based on the space needs of the tenants.
The project was successfully completed in May 2013.
