Associated Environmental was engaged to do a Phase I and Phase II ESA in Kelowna, BC.

The studies were initiated for due diligence purposes associated with the potential development of the property. The assessments were carried out in a manner consistent with the methods outlined in the Canadian Standards Association (CSA Z768-00-R12 and Z769-00-R13). It also generally followed the protocols and guidelines for Stage 1 and 2 Preliminary Site Investigations outlined in the BC Contaminated Sites Regulation (CSR) of the Environmental Management Act.

Project Highlights

The Phase I included 5 components consisting of records review, interviews, site inspection, evaluation of available information and reporting. The objective was to determine the risk of soil, soil vapour, and groundwater contamination at the site. The Phase I ESA identified one area of potential environmental concern, a gas station located directly adjacent to the Subject Site to the north and east.

Following this, a Phase II ESA was conducted to quantitatively determine the presence or absence of contamination and/or level of contamination in soil, vapour, and/or groundwater beneath the site. The results of the Phase II ESA indicated that potential contaminants of concern in all of the samples were below applicable standards.
